BENEFITS OF ROOM RENT
The benefit of renting a room with us, is that for a one flat fee you are offered a perfect balance of affordability and stress-free living with all your luxury furnishings and utilities such as electricity, water and gas, and a wide range of amenities included. Your room is your own exclusively rented private space, however you do not need to buy or move any furniture, connect or pay for any utilities, nor do you need to do any gardening. Bring your clothes and you are ready to move in.
The shared areas of the property is a great place to meet with other residents, which means you will no longer be lonely living alone. However you will have the benefit of your own exclusive private space to retreat, when you want to be alone.
DO I HAVE A PRIVATE ENSUITE BATHROOM ?
Yes, All our rooms include a private ensuite bathroom with shower and toilet.
DO I HAVE A PRIVATE KITCHENETTE ?
Yes, All our rooms include a private kitchenette. The private kitchenette has limited facilities for personal use only and does not include cooking facilities. You are not permitted to cook in your room. The private kitchette includes: bench preparation area, sink, personal fridge, microwave, cupboards, drawers, tea/coffee making facilities, crockery and cutlery
DO I HAVE TO BRING ANY FURNITURE ?
No, The room is already fully furnished including a custom bed, mattress and mattress protector.
DO I NEED TO SUPPLY MY OWN LINEN ?
Yes, We do not supply linen, and we do not include linen service. Supply and cleaning of your linen is your responsibility.
DO I HAVE TO CONNECT UTILITIES ?
No, the Utilities are already connected and ready for you to use. You do not have to pay for any connection costs or any utility usage charges.
IS WIFI AVAILABLE ?
Yes, Wifi is available. (May be subject to additional fees)
WHERE DO I COOK ?
Kitchen facility is provided in the shared/common area of the premises. The kitchen facilities include oven, hotplate, range-hood, sink, bench preparation area and fridge. Rooms have limited coffee/tea making facilities for personal use and do not include cooking facilities. You are not permitted to cook in your room.
IS A LAUNDRY AVAILABLE ?
Yes, Laundry facilities are provided in the shared/common area of the premises. (May be subject to a usage fee)
RATE
Rate is based on Single Occupancy, and generally based on a 12 month fixed term which includes the room with all the utilities such as electricity, water and gas and a wide range of amenities. Please ask for short-term rates and/or a Double Occupancy rate.
OCCUPANCY
The building has a maximum occupancy. Only the Resident/s stated in the Residents Agreement may reside in the premises.
I AM IN A WHEELCHAIR AND REQUIRE AN ACCESSIBLE ROOM
Yes, We have an accessible room which full provides for your own designated carpark, access from a car to the front door and to the room. As well as offering a custom room layout to suit, with wider passages and entrances, spacious private ensuite bathroom with larger shower, seat and handrails. Lower light switches, temperature controls and automated window blind controls.
RENT
Your rent must be paid on the due date in full and fortnightly in advance. We have a zero tolerance policy to rent arrears
LENGTH OF AGREEMENT
Generally the length of term is 12 month. A fixed term agreement is signed, nominating a start date, and an end date
DO I NEED TO PAY A BOND ?
Yes, your agreement will state the bond amount, but is generally equivalent to 28 days rent (4 weeks).
WHAT HAPPENS IF MY RENT IS LATE ?
We have a zero tolerance policy to rent arrears. If you owe 7 days rent, you will be issued with a notice to vacate with a minimum notice period of 2 days.
SMOKING
Smoking is not allowed inside the premises or within 4 metres of the building entrance, which includes the common area courtyard.
WHAT HAPPENS WITH CLEANING ?
We have a cleaning schedule with regular cleaning. Cleaning is included for all the shared/common areas of the premises. But it is your responsibility for cleaning your own private room and associated private areas .
I AM A PRIVATE PERSON
That's the convenience with our rooms. You have your own exclusive private room, offering your own private ensuite bathroom. Some rooms have outdoor private courtyards or balconies. You have a right to your privacy and our house rules have been designed to enforce this. You are not required to use any shared area, but you have the option of sharing common areas at your choice.
WHAT ELSE DO I NEED TO KNOW BEFORE I SIGN A RESIDENT AGREEMENT ?
We endeavour to provide a happy & harmonious environment for everyone with clearly outlined house rules and inductions. The House rules have been created to ensure security, safety, privacy, peace and quiet for all residents & guests. All residents and guests must agree to abide by the House Rules and these House Rules are strictly enforced.

Once you have signed a Resident Agreement you will be asked to participate in an Induction program which is compulsory for all our residents. This Induction program will explain what's included, and what's expected when you rent with us.
HOW DO I APPLY ?
If you would like to be considered for residency with us, please click here to submit an online application form together with uploading supporting documentation. We would suggest you collate all your supporting documentation (electronically) before commencing your application in order to allow you to upload these when required.
Supporting documentation that you may wish to include:
Photo ID (Drivers Licence, passport, 18+ card)
If not an Australian citizen (valid visa)
Evidence of income &/or savings (payslips, family allowance, centrelink statement, bank statement)
Evidence of employment (employment agreement)
Written references & letters of recommendation
Previous/exisiting tenant ledger
Letter of gaurantor
